Stages of Gallery Construction

Perhaps the most difficult part of the whole building process is waiting for something to happen.
In the beginning of your homebuilding journey, you might not see much activity on your homesite. However there is a lot of behind-the-scenes activity going on. Our Administrative coordinator is busy securing the various permits necessary to build your home; the final engineered plans are ordered and distributed to the plumbers, electricians and framers who will have a hand in building your home.  Your builder and contractors also begin to order materials. It might be several weeks before any major activity begins on your homesite.

The following maps out the stages of construction and approximate time you can expect to experience over the next several months:

Stage 1: Foundation Complete
This is when your homesite is prepared, foundation forms are set, in-slab plumbing is installed and the concrete is poured and cured. This is the point when many people wonder if their home will be large enough. Seeing the foundation without walls can be very deceiving.                        
Approximate duration for this stage is: 2 - 3 weeks

Stage 2: Framing Complete
You'll be surprised how quickly this is done. One day there's nothing but a concrete slab. A few days later you drive by and there are exterior block walls and a few days later a house is there - well, at least the framework of one, with interior walls, as well as a roof. This is when you get your first true sense of your home's breadth and shape.
Approximate duration for this stage is: 2 - 3 weeks

Stage 3: Roofing Complete
Your home is now "weatherproof." Decking, flashing and shingles have all been installed, followed by the low-e thermo pane windows and wrap has been applied to any exterior walls with sheathing.
Approximate duration for this stage is: 1 - 2 weeks

Stage 4: Drywall Preparation Complete
This is the behind the scenes installation of your homes major mechanicals.  Hundreds of feet of electrical wiring, outlets and breaker boxes are installed. Air conditioning and heating equipment is in place and plumbing has been installed. There are several municipal inspections completed too.
Approximate duration for this stage is: 2 - 4 weeks

Stage 5: Drywall and Exterior Finish Complete
Your home is really starting to take on its final shape now... After your electrical, plumbing, HVAC, inspections and insulation are complete, exterior and interior wall surfaces are covered and finished... Brick, stucco and/or stone are applied to the outside, while drywall is installed and texture is applied on the inside.
Approximate duration for this stage is: 2 - 3 weeks

Stage 6: Wood Trim and Doors Complete
Once your drywall is complete and the texture has cured, the trim carpenters arrive to install all the interior doors, trim and molding, as well as any staircase railings and balusters if applicable.
Approximate duration for this stage is: 1 - 2 weeks

Stage 7: Cabinets, Countertops and Paint

It must seem like forever since you made your design selections for your home.  Well you're long awaited vision starts to come together now... Your kitchen and bathroom cabinets are installed, followed by your countertops and interior wall paint. 
Approximate duration for this stage is: 1 - 2 weeks

Stage 8: Fixtures and Flooring Complete
Your paint is dry and your plumbing and light fixtures have been installed. This is also when carpeting, tile and even wood flooring is installed.
Approximate duration for this stage is: 1 - 2 weeks

Stage 9 - Builder Acceptance
It may look ready but your home is not ready for you yet.  Your Personal Builder will perform a thorough inspection of your entire home to assure that it meets the Gallery Homes high construction standards

Stage 10 - Homeowner Introductory Tour
Your Personal Builder will introduce you to your new Gallery home, pointing out all its unique features and systems.  Soon you will close and be given the keys to your brand new Gallery home. Congratulations it is our pleasure to welcome you to the family!
