Our Stages of Construction

Perhaps the most difficult part of the whole building process is waiting for something to happen.

In the beginning of your homebuilding journey, you might not see much activity on your homesite. However, there is a lot of behind-the-scenes activities. Our Administrative Coordinator is busy applying for and securing permits, the final engineered plans are ordered and distributed to the contractors, and your builder and contractors begin to order materials. It might be several weeks after we issue your “home start” before major activity begins on your homesite.

Stages of Construction Process

Stage 1

Foundation

Foundation

This is when your homesite is prepared, foundation forms are set, in-slab plumbing and electrical is installed, and concrete is poured. This is the point when many people wonder if their home will be large enough. Seeing the foundation without walls can be very deceiving.

Approximate duration: 1 – 3 weeks

Stage 2

Exterior Walls, Interior Framing & Trusses Set

Exterior Walls, Interior Framing & Trusses Set

At this stage the exterior block walls are run, trusses set, and roof decking is applied to trusses. Interior framing and low-E double-paned windows to follow.

Approximate duration: 1 – 2 weeks

Stage 3

Rough Trades & Drywall Preparation

Rough Trades & Drywall Preparation

This is the behind-the-scenes installation of your home’s major rough trades. Hundreds of feet of electrical wiring, outlets and breaker boxes are installed. HVAC ducts, rough plumbing valves and structured wiring are installed and exterior doors are set. Several municipal inspections are completed at this time.

Approximate duration: 1 – 2 weeks

Stage 4

Roofing

Roofing

Your home now has moisture barrier material over the entire roof. We install flashing, roof shingles and any additional moisture barrier required on the exterior wood portions of the home.

Approximate duration: 2 – 4 weeks

Stage 5

Drywall and Exterior Finish

Drywall and Exterior Finish

Your home is really starting to take on its final shape now. After your electrical, plumbing, HVAC, and insulation inspections are complete, exterior and interior wall surfaces are covered and finished.

Approximate duration: 2 – 3 weeks

Stage 6

Wood Trim, Initial Paint, Tile Installation

Wood Trim, Initial Paint, Tile Installation

Once your drywall is complete and the texture has cured, trim carpenters arrive to install the interior doors, trim and molding, as well as any staircase railings. Garage doors, initial paint, walls and floor tile will be installed, along with aluminum soffits on the exterior of your home.

Approximate duration: 1 – 2 weeks

Stage 7

Cabinets, Countertops & Exterior

Cabinets, Countertops & Exterior

Your long-awaited vision starts to come together now. Your kitchen and bathroom cabinets are installed, followed by your countertops. Driveway and external walkways are prepared, poured and inspected.

Approximate duration: 1 – 2 weeks

Stage 8

Fixtures, Flooring & Landscaping

Fixtures, Flooring & Landscaping

Your HVAC and light fixtures are installed. This is also when flooring finishes, final plumbing, electrical, security, shelving and mirrors are installed. Drywall patches and touch up paint in exterior and interior are also done at this stage. Landscaping and irrigation (if applicable) begin, and house cleaning is performed.

Builder Acceptance

Builder Acceptance

Your Personal Builder will perform a thorough inspection of your home to ensure that it meets Gallery Homes’ high construction standards.

Stage 10

Homeowner Introductory Tour

Homeowner Introductory Tour

Your Personal Builder will introduce you to your new Gallery Home, pointing out its unique features and systems. Soon you will close and be given the keys to your brand-new Gallery Home. Congratulations! It is our pleasure to welcome you to the family.
